Let’s face it—fixing and flipping houses is sexy. Who doesn’t love the idea of buying a rundown, mold-infested shack and transforming it into someone’s dream home for massive profits? Reality TV shows make it look so easy. A little paint here, some new kitchen cabinets there, and presto! The house is sold for big bucks and everyone lives happily ever after. If only it were that simple. Fixing and flipping houses is a business. In order for a business to survive, prosper, and grow, systems must be put in place. Fixing and Flipping Real Estate: Strategies for the Post-Boom Era is a book that breaks down the four essential components of a fix-and-flip business, giving you the building blocks to efficiently buy and sell 1 to 20 properties a month in today’s post-boom era housing market. You’ll learn about each of the boxes: Acquisition—How to find and buy a profitable real estate deal. Rehabbing—How to systematically remodel a house and how not to underimprove, or overimprove, your property. Sales—How to sell your flip for the highest possible price in the shortest possible time. Raising Capital—How to get the capital you need to grow your business, including using other people’s money, for your real estate deals without getting sued or going to jail. In the post-real estate boom era, fixing and flipping is again a solid business--especially in the “sand” states—Arizona, California, Nevada, Texas, and Florida, among others. It’s also a good bet in states as diverse as North Carolina and Washington State. And with the real estate market projected to bottom out nationally in 2012 (this time for real), there are plenty of houses to be renovated and plenty of money to be made by the enterprising in all fifty states. This book shows real estate investors everything they need to know to get started fixing and reselling houses either as a substantial sideline or a full-on business.

Nora Bannister is a bestselling mystery novelist who buys run-down houses in LA. While her business partners turn the house into a showpiece, Nora makes it the scene of a grisly murder in her House To Die For series. As soon as the new book goes on sale, so does the house — and the bidding frenzy begins. It seems a lot of people are willing to pay a lot of money to live in a real house where a fictional character has died a violent death. Just before Nora's latest book hits the market, one of her house-flipping partners is murdered. LAPD Detectives Mike Lomax and Terry Biggs are assigned the case, but this one is a hot potato – the dead woman is also the wife of one of their fellow cops. As Mike and Terry dig into the victim's private life, more bodies turn up . . . Is someone stalking the house flippers or is the murderer after cops' wives? Either way, Mike and Terry have to track down the killer before he murders his next logical target — Marilyn Biggs, Terry's wife.

I'd Rather Roll Than Rattle Way back in the day, words like "fat" and "obese" were not used to describe a lady who was overweight. The usual adjectives of choice were: stout, portly, or rotund. My grandma Kingston was most definitely in that category. She would get a bit miffed when someone would call her status to her attention. But she would really react when she saw a woman who was inordinately thin. It would flat make her mad. "Just look at her: a bag of bones! When she walks you can hear her rattle. I'll tell you this for sure I'd rather roll than rattle!" She lived to be 92 and never did rattle! Hence, the book's title.

Seville, Indiana, has five traffic lights and one interior design firm: Designer Jeans, co-founded by Jean Hastings and her daughter, Jean Jr. Lately they’re finding that the keen eyes needed for plotting color schemes and tracking down flea market treasures also come in handy for interpreting more sinister designs. Jean is finally getting the recognition she deserves for being a designing woman, and now she’s been recruited by Seville’s newly-formed Fast Flippers—a group dedicated to flipping houses. Their first project is to re-vamp a tired, Victorian mansion and Jean, with the help of family and friends, is determined to restore the painted lady to her former glory in time for the upcoming open house. The crowning design touch is to add a throw pillow embroidered with “Rest in Peace” to the newly constructed window seat. But when the pillow goes missing, a search begins and turns up not only the pillow—but also a dead Flipper! Now Sunday’s open house is overshadowed by Saturday night’s crime scene—and Jean won’t rest until they’ve searched every nook and cranny for someone with designs on murder.

I Never Promised You a Rose Garden

Exactly a week after the general election, two men – ‘Call me Dave’ and ‘Call me Nick’ – walked side by side into the rose garden of No. 10 Downing Street to give their first press-conference as Prime Minister and Deputy Prime Minister, looking for all the world like men in love. It was a romance in which people wanted to believe. But it was also one that people couldn't help but mistrust. Most unnerving, however, was the sense that they both couldn't quite believe their luck. Cameron: I can't believe it. All those people out there just for us ... Clegg: I know. It's mad, isn't it? I have to keep pinching myself as well. Cameron: Go on say it again ... Clegg: What? Cameron: Call me Prime Minister ... The storms the Dave and Nick partnership would have to face (same sex marriage, plebgate, triple dip recession, riots ...) were then unclear. Now, almost five years on, this up-to-the-minute portrait of Westminster and the forthcoming General Election exposes the realities of the Coalition, while offering an indispensible guide to a half-decade of madness: · * Foreign Policy - The new 'special relationship' - William Hague and Angelina Jolie · * The Economy - Osborne finally cracks it: boom in London; bust everywhere else. · * Immigration - should the entire population of Bulgaria pick strawberries for us? · * The Opposition - how Labour got the wrong Miliband. Includes: * UKIP, PPI, ISIS and other dubious acronyms. · * The countdown to the General Election 2015: five years of planning since the last one. Insightful, painful, very funny, this is a must-read for all of us with a vote, whichever side we thought we were on.

This internationally bestselling sensation is a 'funny, tender, and moving' (Library Journal, starred review) tale about community, books and second chances set in a world you won't want to leave A.J. Fikry, the grumpy owner of Island Books, is going through a hard time: his bookshop is failing, he has lost his beloved wife, and his prized possession-a rare first edition book has been stolen. Over time, he has given up on people, and even the books in his store, instead of offering solace, are yet another reminder of a world that is changing too rapidly. But one day A.J. finds two-year-old Maya sitting on the bookshop floor, with a note attached to her asking the owner to look after her. His life - and Maya's - is changed forever. Gabrielle Zevin's enchanting novel is a love letter to the world of books--an irresistible affirmation of why we read, and why we love. Originally published as The Collected Works of A. J. Fikry. Eight months of bedded bliss later, Gilly Nelson says the two words Ezra Baker never saw coming: “I’m pregnant.” Twice-divorced Ezra has always acted first, thought it through later. Except in Gilly he finds an equal; a strong-willed, independent woman who doesn’t need his money or kind heart to get ahead. She just wants him. Career-focused Gilly never imagined she’d be thirty-five, single and pregnant. Except when Ezra suggests they date rather than just mate, she finds herself wondering whether the man she’s been looking for has been in her bed all along. If they can survive raging hormones, house renovations, and the realities of childbirth, surely creating a family will be a walk in the park...right? *** Working For It is a full-length house flipping romantic comedy that can be read as a complete standalone and is the fifth and final book in the Cook Brothers series. This work is hard core and not for the weakest of souls. I dont worship the devil nor do I take part in cult rituals and nor do I do much at all, hell, I am very lazy. I do not attend stuff sacred rituals because I am a lazy piece of crap. I will say this, though: this book is made up of grim and intrepid societal bush whack of uncanny proportions. There are a lot of good love stories because after all, there wouldnt be anything for anyone without some good old love. As far as this books limits, like Dirt from Hard Time Radio, 89.3 said, as he said it best: this work was put together like a horror movie and thats all it is man; and there it is. Good luck to all.
